What about double-storey homes?

Double-storey homes vary a lot. If there's a provision to run a duct downstairs, one system can often do both levels. If not — and there's a real ceiling space on each level — upstairs and downstairs may need separate units. We need to inspect the home to see what's possible before we can price it.

What affects the price

What affects the cost of ducted air conditioning?

Two homes with the same number of bedrooms can need very different systems. These are the things that move the price the most.

01

Home size and layout

Floor area, number of rooms and ceiling heights set the capacity (kW) you need. Open-plan living and high ceilings need more capacity than closed rooms with standard ceilings.

02

Number of zones

Zones let you run only the rooms you're using. Additional zones are about $100 each.

03

Single or double storey

Double-storey homes may need ducts run between levels or separate systems upstairs and downstairs — we inspect first.

04

Roof space and access

Tight or low-pitched roofs and difficult ceiling access add time. We specialise in the difficult jobs other installers avoid.

05

Brand and model

Premium inverter units cost more upfront but are typically quieter and more efficient. We'll show you options across brands.

06

Controller

A standard wall controller is included. An AirTouch 5 smart controller with app and zone control is $1,000 extra.

07

Removing an evaporative cooler

$650 to remove it, including patching tiles. Metal roofs need the sheets patched: $800–$1,500.

08

Vents and finishes

Standard vents are included. Slim linear vents are $250 per vent, where no ceiling joists need cutting.

Comparing quotes

What should a ducted air conditioning quote include?

The cheapest quote often leaves things out. Before you compare prices, make sure each quote covers the same things.

  • System capacity (kW) for heating and cooling, and the brand and model number
  • Number of zones, and which rooms are in each
  • All-new insulated ductwork (old evaporative ducts are too big to reuse)
  • Size and position of the return air grille
  • Controller type — standard wall controller or smart zone control like AirTouch 5
  • Removal of the old system and how the roof will be patched
  • Any electrical work required
  • Workmanship warranty and manufacturer's warranty

As a guide, a fully installed ducted reverse cycle system costs $7,000–$12,000 for a 2–3 bedroom home, $10,000–$15,000 for a 4 bedroom home, and $16,000+ for 5 bedrooms or more (supply and install, inc GST). Double-storey homes need an inspection first. Extras like removing an old evaporative cooler ($650) or an AirTouch 5 smart controller ($1,000) are itemised in your written quote.

As a starting point: 7–10kW for a 2–3 bedroom home, 10–14kW for a 4 bedroom home, and 16kW+ for 5 bedrooms or more. Floor area, ceiling height, insulation and which way the house faces all matter, so we confirm the right size when we measure up.

If you want even comfort through most of the house, heating as well as cooling, and nothing on your walls, ducted is usually worth it — especially with zoning so you only run the rooms in use. If you only need one to three rooms done, split systems are normally better value.

Check whether the quote includes removing your old system and patching the roof, the number of zones you want, the controller, any electrical work and all-new ductwork. As a guide: evaporative removal $650, metal roof sheet patching $800–$1,500, AirTouch 5 $1,000, extra zones about $100 per zone, and linear vents $250 per vent.

A standard ducted install is usually half a day. If we're also removing an old evaporative cooler and patching the roof, it's a full day, including removing the evaporative cooler and patching the roof.
